Performance Based Planned Maintenance

Heating, cooling and refrigeration systems have a way of breaking down when the weather is at its worst - on the coldest night of a frigid winter or during a sizzling heat wave, a time when your system must work the hardest and you need it the most.

Our Performance Based Planned Maintenance Program prevents many of these breakdowns through regularly scheduled, individually prescribed maintenance and inspections.

We develop a prescription based on the age, type and usage of your equipment, and then regularly service your equipment during non-peak hours.

You can reduce costly repairs. Worn pulleys and belts, dry bearings and motors, plugged coils and filters are all causes for future breakdowns. A simple fifty-dollar defective sensor can easily cause a $5,000 compressor failure. Also, it makes sense to take care of these things at lower than standard rates and prevent potential after hour charges.

Lower Energy Costs

Smooth running motors, compressors and burners all help reduce power bills and give you the most for your money. For example:

  • Office personnel can be 18% less productive if the temperature is 8 degrees too high or low.
  • Dirty coils/filters and slipping belts on your HVAC and refrigeration equipment cost you an average of $86.00 per week, or more on larger systems..
  • Gas and electric energy costs are 25% higher than they were just 5 years ago.

Continued operation with slipping belts, clogged filters and dirty coils will cause heat build up in critical areas, which drastically reduces the life of your equipment.

What, exactly, will we do on our visits?  Your program will be developed based on the type and condition of your equipment. On each visit, our technician will perform the needed tasks at the appropriate times of season. He will also leave a copy of his work orders as your guide to the work that has been performed.

What if additional repairs are needed? While our Performance Based Planned Maintenance Program dramatically reduces the potential for breakdowns, it is impossible to totally prevent them. Therefore, any repair work that may be necessary will be billed on a time and material basis after proper authorization has been obtained. If additional labor is required, we will discount it as being on our PM program. This is an additional savings.
